Funding Guidelines and Disclosures

Before you subscribe - how funding works

Effective July 27, 2026. Read alongside the Funding Terms and Conditions, which control.

Read this before you pay. These are the conditions every funded transaction has to meet. If your deals don't fit this profile, the subscription won't be useful to you.

1. Where and how we fund

Texas. Your transaction must be located in Texas.

Your closer must be a Texas-licensed attorney or title company in good standing, and we must be able to verify it. You choose the closer - we don't require you to use ours. Submit them early so verification doesn't hold up your closing.

Both legs must close through the same closer. A-B and B-C are handled by one title company or attorney. You cannot split the two sides between different closers - same-day sequencing depends on one party controlling disbursement order.

Your closer also has to be willing to run a same-day back-to-back and execute escrow instructions holding A-B funds until B-C is confirmed. Not every closer will. Confirm before you contract.

Deals outside Texas are considered individually and require written approval before you submit a file. Promotional pricing may not apply. Don't subscribe assuming out-of-state coverage.

2. What kind of deal this funds

Same-day double closings only - you buy from the seller (A-B) and resell to your end buyer (B-C) the same day.

Both sides must be under contract before you submit.

Your buyer's money comes in first. We release A-B funds only after your end buyer's purchase funds have actually landed at the closing agent and the closing agent has confirmed it to us directly. We don't fund on a promise that the wire is coming.

Hard noon deadline - Central Time. Your buyer's funds must be received and confirmed before 12:00 p.m. Central on closing day. If they land at 12:01, your closing does not happen that day. It moves to the next business day, and only if everything still qualifies.

This is the single most common way a deal slips. Tell your end buyer and their lender that the wire needs to go out first thing in the morning, not "sometime on closing day."

A rescheduled day is not guaranteed. If your closing rolls to the next business day, we may still decline it, and we are not responsible if the delay costs you the deal, your earnest money, or puts you in default with your seller. Write your A-B contract with room for a one-day slip.

If the back side doesn't fund, the front side doesn't fund and no deed records - so you can't end up owning a property you have no exit on.

This is not a tool for buying first and finding a buyer later. It is not a bridge loan, a fix-and-flip loan, or a hold facility.

3. What you need to have ready

  • Executed A-B contract
  • Executed B-C contract
  • Verified proof of funds or lender commitment from your end buyer, and their confirmation that funds will be wired to arrive before 12:00 p.m. Central on closing day
  • Texas-licensed attorney or title company identified for both legs, verified by us, and willing to run a same-day back-to-back
  • Complete file submitted at least 72 hours before closing

Files submitted inside 72 hours may not be funded. Set your closing dates with that window in mind.

4. What "unlimited" means

There is no cap on how many transactions you can fund while your membership is active.

It does not mean automatic approval. Every file is reviewed individually. Funding may be declined where:

  • Documentation is incomplete or late
  • Any party's identity or the end buyer's funds cannot be verified
  • The closer cannot be verified as Texas-licensed and in good standing, or the two legs are being split between different closers
  • The transaction cannot be confirmed as a bona fide arm's-length sale
  • There are indicators of fraud, impersonation, forgery, altered documents, or unverified wire instructions
  • You have an unpaid balance from a prior delayed closing

Inability to verify is sufficient grounds for denial. No specific evidence of wrongdoing is required. This standard exists so that funds are available on time for files that do qualify.

5. Pricing and billing

Subscription: $9.99/month, automatically renewing until cancelled.

Your card will be charged $9.99 today and $9.99 every month on the same date until you cancel. You may cancel at any time through your account settings, and cancellation takes effect at the end of the current billing period. Cancellation is available through the same method you used to subscribe and requires no phone call or written request.

Per-transaction funding fees are separate from your subscription and are charged at closing.

Standard rates apply to transactions funded on or after January 1, 2027, and to any transaction not covered by a promotion. We may change them on 30 days' notice.

Delay charge. If a wire is submitted and the transaction hasn't funded, $300 accrues at the two-business-day mark. If the transaction closes, it is collected at closing from your proceeds.

Hard return deadline. If B-C hasn't funded by the wire deadline on the second business day, the funds must be returned in full by that deadline. There is no extension without written approval issued beforehand. Your closer has to accept escrow instructions requiring this - confirm they will before you contract.

When funds are returned, the $300 is due immediately. If it's unpaid two business days after we ask for it, we'll charge the card on file.

Funding fees are set and collected by 7 Bridge Funding, LLC, which provides the capital for these transactions. Subscription fees are collected by REI Workplace, LLC. 7 Bridge Funding, LLC and REI Workplace, LLC are separate entities under common ownership. Funding fees and terms are subject to change.

6. Promotional pricing - read the end date

Subscribe on or before December 31, 2026 and pay $500 flat, all-in, on every qualifying transaction up to $500,000. No cap on how many.

This offer is for new members only - memberships beginning on or after July 27, 2026. If you joined before that date you are not eligible, and cancelling and re-subscribing will not make you eligible. Any promotional rate you already hold continues on its own terms.

The promotion ends December 31, 2026. After that, standard rates apply to everyone, including you. We may extend it, but nothing entitles you to an extension - plan around the December 31 date.

Two things people get wrong about this:

  • It applies to transactions funded by December 31, 2026 - not contracted, not submitted. A deal you contract in December and close in January is billed at standard rates.
  • It does not carry forward. Subscribing early does not lock the rate beyond the promotional period.

Your account has to stay current. If you owe an accrued delay charge or any other amount and it goes unpaid for 30 days after we notify you, we can end your promotional pricing for the rest of the period. You stay a member - you just pay standard rates.

If we end the promotion early, you get 30 days' written notice, and any transaction already approved in writing is funded at the promotional rate.

7. What we do and don't do

We do: provide funding for qualifying same-day double closings, and coordinate your file with your closer - sequencing, wire timing, disbursement order, and payoff tracking.

We don't: provide legal, tax, or brokerage advice; review your contracts or disclosures for legal compliance; or verify that your transaction complies with applicable law.

Compliance is your responsibility. Texas imposes specific obligations on the sale and assignment of equitable interests in real estate contracts, and licensing requirements may apply depending on how you operate. Approval of your file is not a legal opinion. Retain your own counsel.

Verifying your closer is not endorsing them. We confirm licensing and good standing to protect the funds. We are not vouching for their competence, solvency, or integrity - you chose them, and you're responsible for their performance.

8. What happens if a deal doesn't close

Funds are not disbursed and no deed is recorded unless B-C funds the same day - so you cannot end up holding a property you have no exit on.

However, the risk of a failed deal remains yours. If your end buyer falls through, you are still bound by your A-B contract and may lose earnest money or face default remedies. Denial of funding does not relieve you of your obligations to your seller and does not entitle you to a refund of subscription fees.

Don't sign a purchase contract in reliance on funding we haven't approved in writing. Verbal indications, quotes, and coordination conversations are not approvals.

Underwrite your end buyer as carefully as you underwrite the property.

9. Other terms you should know before you pay

  • Disputes go to arbitration, individually - not to court, and not as a class action. Details in Section 21 of the Funding Terms.
  • Claims must be brought within one year.
  • Our liability is capped, and we are not liable for lost profits, forfeited earnest money, or losses from a declined or delayed funding.
  • You indemnify us for claims arising from your transactions, including fraud you didn't know about.
  • If you subscribe as an entity, owners of 25% or more personally guarantee amounts owed.
  • We may screen you and any party to your transaction for identity, sanctions, and source of funds, and may report suspected fraud to law enforcement and affected parties.
  • Calls may be recorded.

Acknowledgment

At checkout you will be asked to confirm, as two separate actions:

  • That you have read these funding guidelines, and understand funding is limited to qualifying Texas transactions, that every file is individually approved, that approval is not guaranteed, and that you are responsible for legal compliance in your own transactions.
  • That you authorize a recurring charge of $9.99 per month until you cancel.
